Water enters your basement through the walls, floors and joints between them, and over the years, contractors and engineers have struggled with a wide variety of products and methods in an attempt to keep water out of basements. Some of these methods are listed below:
- Exterior Excavation - requires all the dirt around the foundation of the home to be dug up, exposing the footing. Then a footing drain (typically a perforated PVC pipe) is placed around the base of the foundation. This method can disrupt landscaping, patios, deck and driveways in order to access the base of the foundation, and typically is a more costly option when compared to interior basement waterproofing. WaterGuard and Dry DryTrak both accept water from the walls with clean, finished looks.
- Negative-side Sealant - refers to hydraulic cement or waterproof paint that
may stop a small leak for a short period of time. However, as it does not remove the water sitting around the foundation, the water against the foundation will again find its way into the basement. - Interior Waterproofing - refers to subfloor or baseboard systems, of which there are a few types. One type is Drain Tile, named for the clay tiles that the system was originally constructed from. Over the last 100 years, the only innovation has been to switch from clay to plastic PVC pipes. Clay or plastic, drain tile suffers from continuous clogging and unreliability issues.
Dry Zone Basement Systems offers proven methods such as the WaterGuard and DryTrak basement waterproofing systems in Massachusetts and Rhode Island. These patented and award-winning systems collect the water at the perimeter of the basement and drain it away, thus eliminating the water around the foundation and keeping the basement floor dry with a lifetime warranty. The systems are easily accessible and easily maintained, preventing any further problems.

The WaterGuard basement waterproofing system (shown right) or the DryTrak drainage system installed at the interior perimeter of the basement floor, sit on the footing or above the basement floor respectively, unlike the drain tile PVC pipes that sit down in the mud. Being out of the mud makes WaterGuard and DryTrak highly clog resistant. This will keep valuables or finished basements dry three, five and many years to come!
A challenge for subfloor systems is to enable them to accept water from the walls without leaving an unsightly gap at the edge of the floor that can collect dirt and debris - another potential for clogging. A typical practice of a drain tile system to attain this gap is to lay a 2X4 on its side at the edge of the floor and concrete up to it, then remove it when the concrete is almost dry.
Lastly, most waterproofing systems need a reliable sump pump. Dry Zone Basement Systems offers the TripleSafe, sump pump systems to home owners. More information about sump pumps in South of Boston, Massachusetts and East Providence, Rhode Island.
